What the data tells us

Total sales across all 16 cities in July 2026: 897 closed transactions.

The volume leaders: Eagle Mountain and Saratoga Springs tied for the busiest markets in the county at 134 and 135 sales respectively. Together those two cities alone accounted for 30% of all Utah County transactions in July. Eagle Mountain is young, affordable, and moving fast. Saratoga Springs is right behind it.

The fastest market: Provo at 25 median days on market; the quickest absorption in the entire dataset. Well-priced homes in Provo are finding buyers faster than anywhere else in Utah County right now.

The slowest markets: Alpine at 111 days and Mapleton at 82 days sit at the opposite end. Alpine's long DOM is structural; four sales all month in a near-zero inventory city. Mapleton's long DOM reflects seller pricing that hasn't aligned with where buyers are.

Cities selling above list price: Lindon (101.3%), Saratoga Springs (100.6%), Eagle Mountain (100.6%), Orem (100.4%), Alpine (100.1%), Spanish Fork (100.1%), Vineyard (100%), Santaquin (100%), Payson (100%). Nine of 16 cities sold at or above list price. That is not a buyer's market county-wide.

The softest market: Salem at 97.3% list-to-sale ratio with 9 active listings and zero under contract on July 31. Buyers in Salem have the most negotiating leverage of any city in this report.

The scarcity story: Alpine, Lindon, Pleasant Grove/Cedar Hills, Vineyard, Spanish Fork, and Santaquin all ended July with one or zero active listings. Six cities. No inventory. Buyers in those markets are not choosing between homes; they are waiting for one to appear.

The pricing precision story: the cities where sellers are pricing correctly are getting at or above list price in 40 days or fewer. The cities where sellers are overpricing are expiring; Payson had 7 expired listings, Saratoga Springs had 7, Springville had 5. The market will tell you the price. It usually takes about 53 days to make the point.

What this means if you own a home in Utah County

Your home's value depends entirely on the specific details of your home, which city you're in, and what comparable homes have actually sold for in the last 30 to 60 days. The county average is real but it is nearly useless for individual decisions. A homeowner in Salem and a homeowner in Lindon are in fundamentally different markets right now even though they live 20 minutes apart.
